The difference between a good set of photographs and a great one is often decided before we arrive. Here is the checklist our stylists work from — and the one thing agents forget most.

Clear, don't stage over. The goal is not an empty house; it is a calm one. Clear the benchtops, hide the bins, remove the fridge magnets and the tangle of cables — but leave the objects that give a room life: the books, the bowl of fruit, the throw over the chair.

What to put away

Personal photographs, toiletries, pet bowls, laundry, and anything with a visible brand. A buyer should be able to imagine themselves in the space, which is hard to do past someone else's family portraits.

A calm room photographs bigger than a full one.

The thing agents forget

Light globes. Mismatched or dead bulbs are the most common fix on the day, and the one that costs the most time. Before a shoot, replace any blown globes and — where you can — match the colour temperature across a room. Warm, consistent light does half the work for us.
